Some listing platforms also pair virtual tours with interactive floor plans, making it easier to connect a room’s appearance with its location within the home. For buyers comparing several homes, that can make the initial search much more efficient.

What can a virtual tour tell you?

“A virtual tour is the best tool buyers have for understanding a home’s layout and how rooms flow into each other, something photos alone can’t show,” says Mike Lapeter, founder of PFRE Tour.

This can be particularly helpful when you’re deciding whether a home is worth seeing in person. For example, you might discover that the second bedroom is smaller than expected, the kitchen is separated from the living area, or the primary bedroom is farther from the other bedrooms than you’d prefer. That information can help you narrow your list before scheduling multiple showings. 

What does an in-person showing tell you?

Here’s where the virtual tour vs. in-person showing comparison becomes important: a camera can show you a home’s appearance, but it can’t fully recreate what it feels like to be there.

“The little maintenance details you only notice in person are among the things a virtual tour can’t capture”, Lapeter says. That might include scuffed flooring, worn fixtures, signs of moisture, or the condition of finishes that aren’t obvious on screen. An in-person visit can also give you a better sense of the home’s natural light, noise levels, odors, and overall atmosphere.

“On the flipside, what a virtual tour does not show the buyer is if the home smells, the neighbors are noisy, if the floors creak, or if there are strange sounds within the home,” Bailes says. A home may look perfect online but feel very different once you’re standing in the living room during the afternoon rush hour and hearing traffic from the nearby street.

When should you schedule an in-person showing?

You don’t necessarily need to visit every home you find online. Instead, use virtual tours to narrow down your options, then schedule in-person showings for the properties that meet your basic criteria.

“Use the tour to shortlist aggressively, then visit your finalists. You’ll walk in already knowing the house, and your in-person time goes to the things only being there can tell you,” Lapeter says.

An in-person showing is especially worthwhile when you’re seriously considering making an offer. Pay attention to details that are difficult to evaluate online, such as:

• How much natural light reaches each room
• Noise from traffic, neighbors, or nearby businesses
• Odors or signs of moisture
• The condition of floors, walls, windows, and fixtures
• How comfortable the home’s layout feels when you’re actually moving through it
• Whether the property feels as spacious as it appeared online
• What you can see and hear from the yard, balcony, or windows

If you’re buying a home from out of town, a virtual tour may also be useful as a first screening tool. In some cases, buyers may rely more heavily on an agent’s video walkthrough or virtual showing when traveling to every property isn’t practical. Still, it’s worth understanding what information you may be missing by not visiting yourself.
