If you’re looking for a new construction home, you may come across terms like semi-custom, custom, and spec home. While all three involve new construction, the amount of choice you have over the home’s design, finishes, layout, and features can vary significantly.
A semi-custom home gives buyers some flexibility to personalize a builder’s existing plans, while a fully custom home generally offers much more control over the home’s design. A spec home, on the other hand, is typically built without a specific buyer in mind, so the builder chooses the home’s features and finishes.
Whether you’re considering a new construction home in Boston, MA or a new build in Providence, RI, understanding these differences can help you determine which type of home best fits your preferences, budget, and timeline.
What is a semi-custom home?
A semi-custom home is a new construction home based on an existing builder plan that allows the buyer to personalize certain aspects of the property. Depending on the builder, buyers may be able to choose finishes, fixtures, materials, appliances, or certain layout options.
“The biggest advantage of a semi-custom home is that buyers can personalize the home to fit the way they live without taking on the cost, complexity, and extended timeline of a fully custom build,” says Rob McDonald, division president at Doug Parr Homes. “The key is understanding the difference between personalization and structural customization. Buyers should ask their builder upfront which floor plan changes, structural options, finishes, and selections are available, and which are outside the builder’s standard program. A well-designed semi-custom process gives buyers meaningful choices while maintaining the efficiencies and cost controls of a proven home design.”
The options available vary by builder, floor plan, construction stage, and location. Some builders offer a set menu of selections, while others allow limited changes to the home’s layout or structure.
What are the benefits of a semi-custom home?
A semi-custom home can provide a middle ground between buying a home with builder-selected features and designing a house from scratch.
More personalization than a spec home
Buyers can often select finishes and features that suit their preferences rather than accepting everything the builder has already chosen. Depending on the builder, they may also be able to make certain layout changes.
Less design work than a fully custom home
Starting with an established floor plan can simplify the design process. Buyers aren’t necessarily responsible for making every decision about the home’s structure and layout.
A balance between flexibility and cost
Because semi-custom homes use existing plans and established construction processes, buyers may have more predictable options than they would with a fully custom build. However, upgrades and changes can still increase the total cost.
What are the drawbacks of a semi-custom home?
A semi-custom home can offer less flexibility than a fully custom home, and buyers may need to work within the builder’s available options.
Limited customization
A buyer may want to make a change that the builder does not offer or that would require significant modifications to the existing plans.
Additional costs for upgrades
A base price may include standard finishes, while upgraded materials, additional rooms, structural changes, or other modifications can increase the total cost.
Selection deadlines
Some selections or changes must be made before construction reaches a certain stage. Once work has progressed, the builder may no longer be able to accommodate certain requests.
What should you ask a builder before buying a semi-custom home?
Before signing a contract, ask the builder exactly what you can and cannot customize.
Kelly Crowley of Kelly Crowley Realty recommends getting specific about the options and materials included in the builder’s standard selections. “Semi-custom and spec homes are different. You’re choosing from a defined set of options, and once you’ve made that choice, it’s generally locked in, so getting specific with your questions matters before you sign while the choice is still open,” Crowley says.
“One thing buyers rarely think to ask is what ‘wood floors’ or ‘wood cabinets’ actually means on their builder’s spec sheet, because those two words cover a huge range of quality and durability.” She recommends asking about the specific wood species, cabinet construction, and countertop materials rather than relying on broad descriptions.
You may also want to ask:
- Which floor plans are available?
- What features and finishes are included in the base price?
- Which options cost extra?
- Can the floor plan be modified?
- Are structural changes allowed?
- When do selections need to be finalized?
- What happens if you change your mind after making a selection?
- Are there additional costs for design changes?
- How could customizations affect the construction timeline?
- Which features can be changed after construction is complete?
Getting these details in writing can help you understand the home’s expected price and avoid surprises as construction progresses.
What can you customize in a semi-custom home?
The options available will depend on the builder, floor plan, construction stage, and location. Common choices may include:
- Flooring: Select from different flooring materials, colors, and finishes.
- Cabinets and countertops: Choose from available cabinet styles, colors, hardware, and countertop materials.
- Paint and finishes: Select interior paint colors and other finishes from the builder’s options.
- Fixtures: Choose certain lighting, plumbing fixtures, hardware, and other details.
- Appliances: Select from available appliance packages or models.
- Layout options: Some builders may offer different configurations for rooms, doors, windows, or other features.
- Structural options: Depending on the builder, buyers may be able to make limited structural changes, such as adding a room or changing the configuration of an existing space.
Not every builder offers the same choices, and customization may come with additional costs. It’s important to ask what options are included in the base price and which ones are considered upgrades.
Semi-custom vs. custom vs. spec homes
The main difference between these home types is how much control the buyer has over the home’s design and features.
A semi-custom home starts with an existing builder plan and offers a defined range of customization options. A custom home generally gives the buyer more control over the home’s layout, design, materials, and features. A spec home is typically designed and built by the builder based on what they expect will appeal to buyers.
| Semi-custom home | Custom home | Spec home | |
| Floor plan | Existing plan with some options | Designed or substantially modified for the buyer | Selected by the builder |
| Finishes | Buyer typically chooses from available options | Buyer has broad control over finishes | Selected by the builder |
| Layout changes | May be available, depending on builder | Generally offers the most flexibility | Usually limited or unavailable |
| Design control | Moderate | High | Low |
| Builder options | Defined selection | Can be highly individualized | Primarily builder-selected |
| Personalization | Some | Extensive | Limited |
| Construction process | Based on an established plan | More individualized | Built before or without a specific buyer |
The exact process varies, so buyers should ask the builder what customization is available for the specific home and at what point selections or changes must be finalized.
FAQs about semi-custom homes
